Booking Terms & Conditions

SuomenSatu adheres to the following conditions concerning the ordering, booking and cancellation of reservations. These conditions are binding for both parties (SuomenSatu and the Guest) once the customer has made an accommodation booking via SuomenSatu.com. The individual making the booking must be an adult.

When a Guest makes a booking at SuomenSatu.com, the customer accepts these booking and cancellation conditions and is responsible for ensuring that the house instructions related to the booking have been read. With online bookings, a confirmation of the booking, house rules and instructions on how to get to the destination and how to acquire the keys are sent directly to the email address provided by the customer. Once the keys are picked up, the Guest is responsible for what happens in the house and for keeping it safe. If the Guest finds any damages, they are expected to make immediate photos and send them to SuomenSatu by email or phone. SuomenSatu cottages are to be left in the condition in which the Guest would like to find them next time.

In case of emergency the Guest must contact the accommodation maintenance service either by email or by telephone. The contact details for the maintenance service can be found in the booking confirmation sent to the customer's email address.

Booking Process

All bookings are paid by bank transfer according to the following means of payment:

  • Prepayment of the 30% deposit within the first three working days, with agreement to pay the final invoice by the due date (the final invoice is sent by email).
  • Prepayment of the invoice total if the reservation is made in a short period prior to arrival, depending on the season restrictions described in the Prices & Reservation section.
  • Prepayment of the refundable security and damage deposit one week prior to arrival. The refundable security deposit will be returned to the Guest within one week after the stay, once the house has been cleaned and the keys returned.

All prepayments can be made within one transaction. The Guest must inform SuomenSatu when prepayments are completed.

SuomenSatu does not have a reception desk. We kindly ask Guests to send a photo of their passport or driving licence by email, SMS, WhatsApp or any other convenient means, along with the list of guests and their dates of birth. After that, SuomenSatu will prepare the house and send the booking confirmation.

Cancellations

Cancellations MUST ALWAYS be made in writing to SuomenSatu. The booking is not automatically cancelled if an invoice is not paid by the due date — the customer MUST always cancel in writing. The cancellation will be regarded as received at the time the written notification reaches SuomenSatu. If the Guest can verifiably show that the written cancellation was made and sent to the correct address within the correct timeframe, the cancellation will be accepted.

Any cancellation will result in the loss of the advance payment and other possible costs according to the cancellation terms and season conditions described in the Prices & Reservation section.

In case of sudden illness, injury or death of a close relative or travel companion that may lead to cancellation, the Guest must ensure that their travel insurance covers the costs of the booking. Even in such cases, our booking conditions apply as stated above. We strongly recommend that all Guests have travel insurance in case of emergency or unexpected incidents.

Rights of SuomenSatu to Cancel a Booking

In cases of force majeure or other circumstances outside the control of SuomenSatu (e.g. fire or water damage), SuomenSatu may cancel the booking. In this case the customer is entitled to a full reimbursement of all payments made.

SuomenSatu has the right to cancel the booking if payments are not made by the due date.

Handover of Keys

Each Guest receives a unique key box code provided by SuomenSatu before the commencement of the stay. To open the key box, lift the lid, scroll the digits to the correct position and push the side buttons simultaneously. At the end of the stay, the keys must be returned to the same key box from which they were collected.

If a key is lost, the maintenance company may be contacted. The maintainer is entitled to charge a fee for key delivery in accordance with their own price list.

Staying at the Accommodation

The accommodation is available from 16:00 on the day of arrival. On the departure day, checkout is at 12:00, unless otherwise stated. The accommodation rates include bed linen, towels, water and electricity, kitchen and toilet paper, and cleaning equipment and detergents. The regular indoor temperature is 20–22°C.

Even if final cleaning is included in the price, the accommodation must be left in a condition consistent with regular use: furniture and fittings intact and in their correct places, rubbish and ashes removed, and dirty dishes placed in the dishwasher. SuomenSatu is not responsible for any items left by the customer at the accommodation.

Smoking is strictly forbidden inside the accommodation. If smoking has taken place indoors, a cleaning charge of minimum €300 will be applied. SuomenSatu accepts no responsibility for allergic symptoms or other problems caused by unauthorised smoking or animals.

Damages

The customer is obliged to compensate for any accidental or deliberate damages caused to the cottage or its furnishings and fittings during the rental period. Any damages must be immediately reported to the property maintainer and to SuomenSatu.

Termination of the Rental Agreement

If the customer fails to stop causing disturbance or danger to others in the same or neighbouring property despite notice from SuomenSatu or its representative, the owner has the right to terminate the rental agreement with immediate effect. All costs incurred from such measures will be charged to the customer.

Number of Persons

The maximum number of persons specified for the accommodation must not be exceeded.

Pets

Pets may only be brought to the cottages with prior confirmation and payment of the pet stay fee. Dogs are welcome; the charge is €20 per day per dog or €120 per stay per dog. Any pets must be mentioned at the time of booking. Pets are not allowed on the furniture or in the hot tub. The Guest is responsible for picking up all pet droppings and for compensating any damages caused by pets to the property or its fittings. Any such damages must be immediately reported to the SuomenSatu maintainer.

Complaints

All complaints regarding the facilities or condition of the accommodation must be made as soon as they become apparent and addressed directly (with supporting photos) to the property maintainer and to SuomenSatu. If the customer does not contact the maintainer and SuomenSatu to report any deficiencies, the right to receive compensation is waived. If the matter is not satisfactorily resolved during the stay, written information must be sent to SuomenSatu before the end of the rental period.

If the customer and SuomenSatu fail to reach an agreement, the customer may file a complaint with the Consumer Disputes Board.

SuomenSatu is not liable for problems caused by natural conditions, insects, unexpected weather changes, construction work on neighbouring properties, or third-party service interruptions (e.g. water, electricity or internet). Any internet issues must be reported immediately to the property maintainer to enable speedy resolution. SuomenSatu will not issue rate reductions due to internet connection problems.

Pricing

SuomenSatu reserves the right to correct pricing errors. Incorrect price data is not binding if the price is so obviously incorrect that the customer should have understood it to be an error.

Disputes

The parties shall endeavour to settle any disputes through negotiation. If no agreement is reached, disputes will be settled by the Consumer Disputes Board or the District Court of Finland. The contract is governed by Finnish law.
